			<content:encoded><![CDATA[<p>Housing is rough especially in the winter. The recent winter has been remarkably difficult, given that large swaths of the country have been either concealed in snow or frozen over.</p>
<p>Possibly the weather explains the current news on home sales. This January, existing-home sales catapults 2.7 percent to a higher-than-expected annual rate of 5.36 million units, although it appears there was major discounting. The median price drops to a nine-year low of $158,000. The good thing was that supply plummet to 7.6 months at the current sales rate from 8.2 months, which may or may not be linked to the foreclosure moratorium.</p>
<p>It is more credible that weather was the reason new-home sales plunged to an annual rate of 284,000 units in January, however we are not sure. Homebuilders might be taking on more severity. The supply of new homes drop 0.5 percent to 188,000 units at the same time as the median sales price increased to $230,600. This simply means that homebuilders are drained of discounting. They would rather decrease output than sell at prices that fail to generate a reasonable return on investment.</p>
<p>Pricing remains a national issue. The closely watched S&amp;P/ Case-Shiller home value index stated that national home prices dropped 3.9 percent in the fourth quarter of 2010. After the index was published, Robert Shiller, the index’s co creator, ended the rounds to different media outlets to let everyone know that he’s concerned that home prices will continue to drop, and not just a little. Shiller observes prices plunging 15 to 25 percent in real terms.</p>
<p>This same concept concerns to mortgage rates. Indeed, rates have even out over the past two weeks, as Treasuries have recovered their haven status because of Middle East unrest. Though, 2 to 4 percent yields on Treasury securities would not be deemed a haven when inflation consumes all the return. It is only a matter of time before credit investors insist higher lending rates.</p>

			<content:encoded><![CDATA[<p>Wrong wiring on electrical outlets can be very dangerous and can cause in a fire and even electrical shock. To test your electrical outlets, you need a 3-prong electrical outlet tester. The device looks like three-prong plugs with three little lights. The can be found in many hardware store for just $10 to $15. Try go around through your entire house, in the basement and outside examining as many electrical outlets as possible. Preferably, you will need to check every outlet.</p>
<p>Remember before touching any outlet, look to make sure that it is not physically broke. Change any outlet that is cracked or injured (for your personal safety makes sure the electricity is turned off to that outlet before doing it). With the remaining of the outlets, take your electrical tester and plug it in. The lights and instruction on the tester will tell you if it’s wired right or not.</p>
<p>The most ordinary 2 faults with outlets are conditions called reversed polarity and ungrounded. Reversed polarity means that the black wire and white wire are reversed where they are linked to the outlet, etc.  An ungrounded outlet signifies that the ground connection for the outlet wiring is not there.</p>
<p>Appliances or furniture plugged into outlets with reversed polarity or that demonstrate ungrounded still work, but there is a higher risk of injury to appliances or furniture, a greater risk of electrical shock to the user and also a fire hazards.</p>

<p>Imagining on changing the paint color of something but doubt how it would look? Check out your closets for giant shirts, pants, towels and blankets&#8230; whatever color is have most is your color&#8230;</p>
<p>Whether staging to sell or functioning as an interior re-designer, I’ve often caught up a sage shirt or pants against oak cabinetry to illustrate how the color will work with altering colors of the wood or various shirts and towels behind a print sofa to demonstrate how the color will look together once the wall is painted.</p>
<p>Some wanted to paint their dining room wainscoting black however was cynical about how it would look with dark oak floors. It would be too much dark on dark but it was not. It looks amazing with the camel color above it. It is also a terrific tool if you are convinced a color will work although another family member cannot see in their mind’s eyes. Try to show him/her instead&#8230;</p>
<p>While most paint stores present samples to paint on the wall, this is a good once you have narrowed down your choices and who wants to live with all of the paint spreads if it takes ahile to commit!</p>

<p>Poor smokers: they have been hated from every public building and now they cannot take pleasure in a puff in the comforts of their own home.</p>
<p>Here’s the catch: because smoking has been barred pretty much everywhere, buyers are no longer desensitized to it. Folks can be smell in a mile away. And in case you missed it, “scent” has become big business. Plug-ins, candles, oil warmers&#8230; we want our homes to smell pleasant. Buyers are very receptive to the way their potential new home smells.</p>
<p>The good news is that it costs sellers ZERO dollars to puff outside, and smoking in the bathroom with the fan running-or in the garage- does not count; the smell will ooze into the house!</p>
<p>A sporadic garage seepage can be remedied with a nearby Plug-In. On the other hand, if there is a brown film throughout the house, more drastic measures are needed:</p>
<ol>
<li>Fresh paint will conceal stale odors and the smell of new paint is less unpleasant.</li>
<li>New carpet will create miracles.</li>
<li>Launder everything as possible.</li>
<li>Invest in a 55-gallon drum of Febreze, after doing the 3 tips above. The Febreze needs to be sprayed directly onto every inch of fabric in the house&#8230;</li>
</ol>
<p>Some do advice about using an ionizer but some do scream and say “this house smells funky and were trying to cover it up! For me I rather remedy an issue than to cover it up. Remember it is a “treat others as you want to be treated.” And no one wants to be charged for what could be interpreted as non-disclosure.</p>
<p>The good news is aside from carpet and padding, the above solutions don’t cost much than a giant price reduction!</p>

<p>Refinancing remains to be a hot issue. Many homeowners who are preparing to stay in their homes for the long term are trying to look ways to lock in record-low interest rates.</p>
<p>Some borrowers are going into qualification concerns for the first time in their lives. <p>Lenders usually used the rule of 78s for personal loans and auto loans due its quick and simple to apply to a prepaid loan. In this case, the owner of the home was a retired car dealer and chose to apply the loan method on the woman’s loan.</p>
<p>The rule of 78s is also known as the sum-of-the-digits method. The name was formulated because the sum of digits 1 through 12, the months in a one-year loan, is 78.</p>
<p>Example: You pay 12/78 of the total finance charge the first month, 11/78 the second month, 10/78 the third month and so on and so forth. The rule of 78s applies the same way for long-term loans.</p>
<p>On the contrary, credit unions traditionally charge simple attention on a declining balance. This method measures interest only for the period that you use the money. With both loan computation methods, each monthly payment is part principal and part interest. The rule of 78s allocated more interest to early payments than does the simple-interest method.</p>
<p>Why should you care? It can cost you if you’re believed about paying off or refinancing a rule of 78s loan before it matures. The rule of 78s is an approach for refunding unearned interest when an instalment loan is paid off before maturity.</p>
<p>Eventually, if the loan is not prepaid and thought for the full term, there is no loss to the borrower whether the loan is set up for the rule of 78s or simple interest.</p>
<p>Not sure if your loan utilizes the rule of 78s? Look at your Truth Lending disclosure. If you observe a phrase like “you will not be allowed to any rebate of part of the finance charge if you prepay,” consult the lender if it computes interest applying the rule of 78s.</p>

<p>News that hits us where we live&#8230; Last Thursday, Existing Home Sales soar 12.3% in December, to the yearly rate of 5.28 million, which well ahead of the 4.87 million rate the consensus anticipated. In general, existing home sales are off 2.9% compared to last year however that is when sales were falsely boosted by the homebuyer tax credits. All regions demonstrated sales increases in single family homes, coops and condo.</p>
<p>The stock of existing properties catapulted to 8.1 months from 9.5 months in November. The trend of existing home sales is up 38% since July and sales are now only around 5% off the long term pace, that has been a 5.5 million annually. All this has happened without government tax credit support. Clever buyers do not want to leave out on housing affordability that is at its highest level in 40 years.</p>
<p>Earlier in the week we saw housing starts drop 4.3% for December to a 529,000 unit annual rate. But colder temperatures and more snow than usual slowed starts in many parts of the country. Home completions actually increased for the month, while building permits shot up a strong 16.7%, to a 635,000 annual rate. We&#8217;re not out of the woods yet, as permits are off 6.8% from a year ago and starts are down 8.2% compared to last year.</p>
<p>Earlier last week, we witness housing begins to drop 4.3% for December to a 529,000 unit annual rate. Though colder temperatures and more snow than usual slowed begins in many parts of the country.
